Welcome to Meadow Creek Community Organization!
We are so glad to have you here whether you are a new neighbor or an existing one! Meadow Creek is a special little neighborhood with very easy, warm relationships and operation. We are a professional, international bunch which blends together beautifully, with a common appreciation for people and care of family. We have a small Board to manage affairs with an annual springtime membership meeting and an annual summertime Neighbor Day which the children absolutely live for!
Communication
We use a closed, private email distribution list, Meadow-creek@gaggle.email for all communication to which your contacts will be blindly added. About a month after move-in, a Board member will happily make their introduction with you by ringing your doorbell at your home. You will be invited to provide your contact information at this point. You will then receive an electronic notification upon being added to the group. (Only some communication will be by snail-mail, possibly certified, depending on the purpose, per bylaws.) You are always free and welcome to communicate questions, concerns and observations to which others may weigh in. This is where you will hear about our annual membership meeting, dues, our summer party, changes in rules up for consideration, a black out, a black bear and anything else, but frankly, for the most part it’s very quiet. Sometimes a new idea is introduced by a member over our email which becomes an idea that could be decided upon by the Board or voted upon by the membership.
SOCIAL DIRECTORY
You also will be invited to openly share, if you so choose, your emails on what we call our “Social Directory” which includes a map of who lives where and who owns what kids. This gets updated and distributed yearly. Everyone seems to participate in this, but it is completely optional.

THE PLAT
This defines and registers our land in King County. We are Plat #1180061. The Plat has maps and laws accompanying it regarding all Lots (specified land for house), tracts (land for non-house), ownership and easements (small area within owned land that comes with a legal agreement between two parties on owning/upkeep/permission to walk, work, keep a utility box, etc.). The approved plat of Meadow Creek is recorded at Volume 224, pages 001 to 007 under King County Recording Number 20041006001267.
ARTICLES OF INCORPORATION
This document establishes Meadow Creek as an organization, and describes with more simplicity how it functions.
BYLAWS
These are our internal governing rules relating more to governing procedure, for example, voting, meetings, positions, duties.
DECLARATION OF COVENANTS, CONDITIONS, AND RESTRICTIONS
These are more our everyday rules in general, for example, mow your lawn. Plus 1) definitions, 2) organization, 3) budget, assessments and liens, 4) subordination of liens, 5) building land use restrictions, 6) architectural control, (mostly guidance, some exact rules) 7) common areas and maintenance, 8) easements and open space, 9) insurance, casualty losses, condemnation 10) enforcement.
ARCHITECTURAL CONTROL COMMITTEE (ACC)
The Board is required to have and oversee this Committee that Members can join who’s function is to a) Approve home improvements b) Establish rules for both home improvements and land use, in compliance with our Governing Documents, all done with their own internal majority vote. (The Board also can make rules and generally govern.)
COMMUNITY RULES AND REGULATIONS
These are the rules that the ACC establishes (and itself follows) to further customize The Community's needs. They are easier to change.
ROBERT’S RULES OF ORDER
We use these rules per Bylaw XXIV for fair and orderly meetings. Robert’s Rules of Order is a 500-page rule book, written in 1876 by Henry Marty Robert, originally modeled after Congressional procedure. (General Rules of Decorum 2.30.080) “…refer to any other member only in a respectful manner.” Per these rules, any infraction is handled as follows: Any member raises their hand, stating, “POINT OF ORDER.” A “parliamentarian” then mitigates. Or the president, or a designated person.
OVERLAP
The above bodies of rules have overlap of information, causing confusion of where to look. However, they are not inconsistent with each other. In the event of conflict, there are directives on which would control.
CHANGING AND ENFORCING RULES
Almost all rules can be changed according to procedure. New ones can be adopted. Most Meadow Creek regulations have been legally endorsed to not be incompatible with state or federal law. As we go along, efforts are made to cross-check this. All bylaws and regulations are legally binding and enforceable.
GUIDING PRINCIPLES FOR BOARD PRACTICES
Meadow Creek Board delineates guiding principles and practices which are not legally binding. They are simply operational goals for the time being that seem practical and good.

INSTRUCTIONS;
Meadow Creek maintains both physical binders and electronic instructions for volunteering. Terms of Director positions coordinate with the fiscal year, which is April 1st to March 31st. Reach out to the Board any time! Volunteering is always warmly welcomed.
